HVAC Maintenance Plans in Millwood
Two visits a year keep your furnace and air conditioner running clean, safe and ready for the season ahead. We cover your floors, explain what we see in plain words, and leave the decisions to you.
A Simple Way to Stay Ahead of Breakdowns
Most heating and cooling failures start small: a weak capacitor, a dirty flame sensor, a clogged condensate line. A maintenance plan puts a trained tech in front of your equipment before those small problems turn into a cold night or a hot afternoon with no relief.
Plans start at $14.99 a month. Each one includes seasonal tune-ups, a discount when something does need fixing, and a spot near the front of the line when you need us. You get an air conditioning check in spring and a furnace or heat pump check in fall, timed so your system is ready before Millwood's first real heat wave or first hard freeze.
Every visit ends the same way. We walk you through what we checked, show you photos of anything that needs attention, and tell you honestly whether it can wait.
What Each Tune-Up Covers
- Furnace safety checks
- We test the ignition, flame sensor, limit switches and gas pressure, and look over the heat exchanger for cracks. We also check for carbon monoxide at the appliance. Our gas work falls under our Gas heating mechanical license.
- AC and heat pump performance
- We measure refrigerant pressures and temperature split, test capacitors and contactors, and check the outdoor fan motor. Small drops in performance show up here long before you notice them at the thermostat.
- Outdoor coil cleaning
- Cottonwood fluff, grass clippings and dust pack into condenser fins every summer. We rinse the coil gently from the inside out and clear debris from around the unit, without trampling your beds or plantings.
- Drain lines and filters
- We flush the condensate line so it does not back up and leak, and we check or replace your filter. If smoke season has been hard on it, we will say so and suggest a better filter for your system.
- Electrical and thermostat
- We tighten connections, check amperage draw on motors, and confirm your thermostat is reading and cycling correctly.
Signs Your System Is Due for Maintenance
It has been more than a year
If you cannot remember the last tune-up, it is probably overdue. Dust and wear build up quietly.
Energy bills are creeping up
A dirty coil or a weak part makes your system run longer for the same comfort. Higher bills with no change in habits are often the first clue.
Uneven rooms or short cycling
A furnace that shuts off after a few minutes, or an AC that never quite cools the upstairs, usually has a fixable cause worth catching early.
New noises or smells
Squealing, rattling, or a burning smell that lasts past the first heating day all deserve a look before they become a repair.
You plan to keep the system for years
Regular care is the most affordable way to stretch the life of equipment you already own.
What Shapes Your Plan Cost
Plan pricing depends on what equipment you have and how much of it there is. We will talk through your system on the phone and give you a free quote, so you know the monthly cost before you sign up.
Number of systems
A home with one furnace and one AC costs less to cover than a home with a second system for an addition or a shop.
Type of equipment
Gas furnaces, heat pumps and ductless mini-splits each have their own checklist. Mini-splits with several indoor heads take more time to clean.
Age and condition
Older equipment sometimes needs extra attention at the first visit to bring it up to a good baseline.
Access
Equipment squeezed into a crawlspace or tucked up overhead means more time on hands and knees for our tech, and that extra time can nudge the plan price up a little.
How a Maintenance Visit Goes
- 1
We set a time that works for you
Plan members get priority scheduling. We confirm the visit by phone and let you know who is coming.
- 2
Floors and yard protected first
Our tech wears shoe covers indoors and lays a drop cloth at the furnace or air handler. Outside, we work around your landscaping and leave the area as we found it.
- 3
Checks, cleaning and adjustments
We work through the full checklist for that season. Small adjustments like tightening a connection or clearing a drain are part of the visit.
- 4
A clear rundown before we leave
We explain what we found and show you photos. If a part needs replacing, you get a written quote before any work begins, and the plan's repair discount applies.

Maintenance Plan Questions
How often will you come out?
Twice a year for most homes. We check cooling in spring and heating in fall. A heat pump gets attention on both visits since it works year-round.
Do plan members get help faster if something breaks?
Yes. Plan members get priority scheduling, so you move up the list when you need a repair. We also offer 24/7 emergency HVAC repair, with no emergency or after-hours fees.
Will you try to sell me a new system at every visit?
No. Our job on a tune-up is to keep what you have running well. If something is worn, we show you photos, explain your options, and let you decide. Many systems run for years with good care.
Are your technicians licensed for gas furnace work?
Yes. We hold a Gas heating mechanical license, and our WA Contractor Registration number is KDHEAHA757JA. You are welcome to ask about either when you call.
What if I replace my system later?
Your plan simply moves over to the new equipment. New installations come with up to 3 years labor, and regular tune-ups help you get the most out of that new system.
Do you cover homes outside Millwood?
Yes. We serve Spokane Valley, Liberty Lake, Spokane and nearby communities. Ask when you call and we will confirm your area.
